Planned investments exceed EGP 6 billion, according to the company's announcement, and the project is intended to be the first integrated outlet destination of its kind in North Africa, combining shopping, fashion, hospitality, entertainment, and business facilities.

The agreement was announced at an event at the Four Seasons Hotel Cairo at The First Residence in Giza. Under the MoU, Uptown 6 October will draw on Fashion House Group's experience in leasing strategy, attracting international brands, tenant mix management, marketing, and operations. Grand Uptown Mall is a planned mixed-use destination with a targeted total leasable area of approximately 90,000 sqm, according to its preliminary master plan. Emtelak Real Estate Investment Fund is participating as a strategic investment partner.

The preliminary master plan includes Fashion House International Outlet, GUM Luxury House, and The Fashion House Street, alongside a boutique hotel, a VIP theatre, a family arcade, a business club, restaurants, cafés, and an Egypt Crafts Gallery showcasing products from different governorates. An e-commerce platform offering online shopping, delivery, and Click & Collect is planned to serve customers across Egypt, with potential expansion into regional and African markets. The first phase is scheduled to open in October 2028, subject to completion of designs, technical studies, construction, and regulatory approvals.

Eng. Ahmed Abouzaid, Chairman of Uptown 6 October Group, said the project aims to combine retail, culture, hospitality, and entertainment and to strengthen Egypt's position for investment, tourism, and shopping. Fashion House Group has operations and projects in Romania, Poland, and Russia, and O'Reilly also chairs the Outlet Retailer and Developers Association (ORDA).
